What is a Real Estate Sales Funnel?

[00:00] How to launch your own real estate sales funnel that works and ultimately build profit and scale your real estate business. The funnels are the vehicle and the rich niche academy gives you the support, tools, knowledge, leadership, mindset, and confidence to make them work for your market no matter who you are or how long you been in the business. This podcast is a work in progress. I do not claim to be the expert in all things real estate, so follow and be a part of my journey to create the most powerful real estate sales funnels in the world. I am basically taking you guys on the journey that I am taking myself on creating and publishing the most powerful real estate sales funnels you’ve ever seen that we’ll build and automate your business. This is my mission and every failure I have and everything I try and everything I do to correct it.

Today I want to answer the question, what is a real estate sales funnel? Okay, I’m going to give you about five analogies maybe because it has taken me this long to one, be able to understand all the components of a real estate sales funnel, uh, to how to freaking put it together with hopefully not too many pieces of software you’re having to like make work together. It is basically the online digital version of you walking down the street, meeting someone, telling them who you are, who you serve, and how you could help someone or answering all their questions that they might have about possibly buying or selling because they’re interested. You’re face to face conversation. It’s like an online digital version of that. You’re basically through video, lead pages, email campaigns, audio files, free downloads, text documents through these things systematically put in place and the proper marketing techniques. All of this put together is the online version of having 100 of you out there prospecting for yourself. That’s what it’s like. It’s like having 100 of you and there was a time when I wished I had a hundred of me and when I used to do short sales, I knew that there was like everyone has their genius in real estate, right?

Everyone has this thing that they do really, really well and whether it’s the particular niche market that you serve and maybe that’s your genius or your genius is negotiating or whatever. There’s something in your real estate business that you have a really, really hard time handing off. And when I was doing short sales, it was the first meet with a customer and then negotiating with the bank, the first meet with a customer is so important because I’ve found that, you know, at least in my scenario of doing short sales, I had to be very relatable and nonjudgmental and empathetic but not get sucked into their problem and so this is not something that everyone could do. I mean, I’ve found that when I hired team members, some of them had empathy, some of them could relate, some of them were non-judgmental and some of them were. And I’d be like, well, we just lost that listing because they went in and they acted like only people who make bad decisions do short sale and the customer felt that. So in this scenario I wished there was more of me to do more listing appointments and I knew that there was some way out there that I could duplicate myself digitally (more on this as we go on). What makes you the best real estate agent? that needs to be put in a way online that you’re just not another person with a face and a name and a phone number and an email address with so and so Real Estate Company, how are people deciding who to pick? How are they deciding that you’re better? How does every buyer and seller in the world know that you are the best damn real estate agent that can help them?

The only way to do that is to market properly and the real estate sales funnel versus just a straight up lead page opt in page like “want to know what your home is worth?” Whatever they can do that right now on Redfin, zillow, realtor.com homes.com like you name it, a real estate sales funnel is different.

It is using marketing psychology to guide your customer through their buying or selling journey and answer every question in a personal manner, but digitally so they connect with you so you convert them so they call you so you get their business. The difference is you are not spam marketing. Okay. Tricking people into giving their email address. They’re starting the conversation with you because they like what you say, who you are and what you have to offer and how you serve online, how you serve online!!!

It’s just like how you serve in person, but how you serve online It takes special methods. I’ve been seriously doing lead pages for like 16 years. My first lead page, was through Craig proctor system and I mean I could name 20 programs and systems that I’ve bought into trying to clone something that works and they all do work, but let me just tell you something. The difference between lead page and this absolutely powerful sales funnel (complete from A-Z, from beginning to end is that the lead page, you collect the email address and you know you can get a bunch of leads and traffic by throwing money at a landing page….

BUT….

But then it’s like, undoubtedly everyone is like, what do I send them now? What do I email them? And it’s like we don’t even think what we should be emailing them. It’s the same things that we would say if we were standing on the street talking to someone and prospects would be like, what’s next? What’s next? What’s next? Like what are all the questions? Pretend you’re buying a home. Every single thing you send them should be systematically in the order in which they would ask the questions depending on their journey.

So if their journey is to buy a home, you got to sit down for a minute and think about what is their journey, what are their struggles? Some, sometimes these things will depend on the niche market that you serve. Like if you sold waterfront, there are struggles and the journey might be a little different than if I sold in the country and they are buying farm properties.

So it really is specific to what you decide to focus in on… the journey of your customer is specific to YOUR customer. So who’s your customer? Of course, that’s the thing you have to identify first.
